Promoters eligible for participatory financing of their project are rigorously selected by a strategic committee whose members include two former bankers specialized in financing real estate professionals and an expert in construction insurance. Monego works exclusively in Rhône-Alpes, because it is essential to have a perfect knowledge of its territory and the local ecosystem when you want to invest in real estate. This unique positioning in the real estate crowdfunding platform landscape is driven by our historical knowledge of this market, in addition to the real estate and financial expertise of our team.
For investors, real estate crowdfunding has many advantages. This type of investment offers the opportunity to diversify your assets, support direct projects and access real estate projects from 1 000 €. Monego is committed to selecting historically established promoters who have a solid reputation with banks and who have a real structure of their management teams. Even if this type of financial investment is never risk-free, we have put in place strict criteria. These include obtaining a banking agreement (accompanying credit and financial guarantee for completion), exemption from any recourse on the building permit, a satisfactory level of pre-marketing, a consistent cost structure, a land price and a selling price for reasoned lots.

A short-term investment for an optimal return

As a general rule, the investment period in real estate crowdfunding varies between 6 and 24 months. The terms are short, because crowdfunders investors enter "late" into a real estate project already well advanced by the developer. It is therefore a short-term financial investment, which aims to:

For each of the projects, the rate of return is contractual and therefore known upstream.
Crowdfunders financing a developer's real estate program generally subscribe to a bond issued by the vehicle (dedicated company) that carries the project directly or by the developer's parent company.
