LANDBAY REVIEW

LandBay Overview

Landbay is a peer to peer lending platform based in Great Britain, that mainly operates with buy-to-let landlords. The idea of Lanbay is to provide a standardized loan contract between a borrower and an investor. Their team provide high due diligence of each of their projects and all loans have first-ranking mortgages over properties across England and Wales. The company are regulated by the Financial Conduct Authority #719626 under full permissions granted December 22nd, 2016. The FCA reports to the UK government and has the ability to pursue criminal action against companies which violate its standards and codes of conduct.

Detailed Information

The interest rates

The interest rates are no so high according to their main competitors. In fact, Landbay offers an annual return up to 5% - 6% and it depends a lot on the kind of project that investor is going to take.

Types of properties that are presented on Landbay

Generally, Landbay works with buy-to let properties in England and Wales. The main goals are to increase rental value or demand of the following properties. In this type of projects, investors get a monthly income from their investments paid directly to investment accounts. Note that the sale of the property can take a lot amount of time.

Landbay Buyback Guarantee

Unfortunately, this investing platform does not provide any returns from the defaulted loans. At the same time, Landbay has very strong reputation and great transparency of their brand.

Auto-Invest option

Landbay does not provide exactly an auto-invest option, but Landbay automatically diversifies investors’ funds across multiple loans. This subsequently helps to mitigate risk in the instance of borrowers defaulting, by making sure investors aren’t exclusively reliant on one loan.

Secondary market

Secondary market feature helps investors to sell their loans automatically to new investors. Also, it is a good opportunity to find a very attractive offer and get a better profit than from the regular one. Moreover, Landbay say that “Under ordinary market conditions, the secondary market typically sells loan parts within a few days”
