Civislend is a crowdfunding platform for real estate developers based in Madrid, Spain. Civislend positions itself as a Co-Financing Platform (PFP), which professionally connects with individuals or companies to obtain loans from investors without having to resort to the services of a bank or other financial institution. Also, we need to mention that Civislend's co-financing platform activity is regulated by Law 5/2015 on the promotion of business financing of April 16, 2015. At the same time, it is authorized by the National Commission for the Securities Market (CNMV) with the approval of the Bank of Spain and registered in the official register of co-financing platforms under number 21.
The interest rates are not so high according to the market of real estate crowdfunding investments. In fact, their estimated annual returns start from 6% to 10% and depend on the project’s conditions. At the same time, Civislend emphasizes the careful selection of investment assets and an exhaustive risk analysis process that allows them to classify each of their projects on an 'A' scale - low risk - to 'C' - moderate risk. For this purpose, they have an experienced professional team that, among other factors, evaluates the experience of the project organizer, the typology of the building, the credit history of the borrower or the area in which he is located. Civislend is open for any person who is 18 years or older and has an NIE – Foreigner Identification Number. At the same time, you will need to present some additional information in order to go through the KYC process.
The first step as always is open an investment account on the platform. The process is pretty simple. To open an account, you need to present your email address, phone number, physical address and identification documents (ID card, Passport) and agree with the terms and conditions of the following platform. After that, you need to confirm your email and your account will be ready for making transfers.
After confirming your account, you immediately have access to all the projects that are open for funding. But before making investments, you need to put money on your account. You can make it through Lemon Way, Civislend uses their services as a payment institution registered with the Bank of Spain. Note that the minimum amount of investment in the Marketplace project is set at 250 euros. The maximum amount is determined by the type of investor (from 3000 euros to 10000 euros per year). Moreover, at the stage of project financing, you may change the amount of investment upwards, but not cancel or reduce the allocated amount. Once the project financing objective has been achieved, the initial capital allocated by the investor cannot be repaid before the end of the project. And don’t forget that you need to manage everything manually, because Civislend does not provide the auto-invest feature.
