We are continuing our strategy of pledge limits until further notice. This allows all lenders the greatest opportunity to successfully pledge and in particular those lenders that have spent valuable time undertaking the necessary due diligence. Pledges will be limited to £2,000 for the first 5 minutes that the project is live. Post 10.05 a.m pledges greater than £2,000 can be created, or an existing pledge for this project can be increased (subject to availability). The project comprises the redevelopment of a former pub into 3 residential units with a small commercial unit. CrowdProperty has agreed a development loan facility of £420,000 total over a single phase. The loan will be for a maximum term of 12 months with the interest being retained and paid to lenders monthly who will receive equivalent to 7.5% per annum interest. The site is situated in the town of Emsworth on the corner of West Street and High Street. The town itself has a population of 10,000 (2011). Emsworth is approximately 8 miles East of Portsmouth and 8 miles West of Chichester. The A27 bypass is located to the North of the town and runs from Salisbury to Eastbourne. The town benefits from supermarkets and local shops such as M&S, Co-Op and Tesco Express. The town is served by a train station which provides direct links to Portsmouth, Southampton, Brighton and London Victoria. The existing property comprises the Town Brewery, a former public house with accommodation above. The property is over 3 floors and believed to date from the mid 1800’s and is primarily brick construction, rendered on the front elevation, under a tiled roof. The project has the benefit of planning permission for the Demolition of existing single storey rear extensions. External alterations in connection with proposed change of ground floor A4 to flexible A1/ A2/ A3/ A4/ A5 use including rear single storey extension. Rear two storey plus room in the roof extension and conversion of existing building to form ground floor 1 bed flat with private amenity space, 1 x 2 bed flat, 1 x 2 bed maisonette at first and roof space level, with associated car parking and external works under the planning reference APP/19/00449 from Havant Borough Council.
