The project comprises a new-build development of up to 31 residential units on a site where the borrower has already built and sold 77 houses. Interest will be at an annual interest rate of 8%. Interest on this raise will be retained and paid out monthly. The site is situated on the Western edge of Belfast in County Antrim in a suburb called Ligoniel. The city itself has a population of 333,871 (2014). The property is approximately 4 miles from M1 and M2 junctions which provide quick access to both the North and South of the country. In addition, the property is located 12 miles East of Belfast International Airport. 2 bus routes (No 11 and 12) provide access into Belfast City Centre. The development of the site started in 2016 with the first phase of dwellings. All 77 units that have been constructed have been sold and the borrower has been able to sell circa 95% of the units as soon as the construction works have been completed. Currently sales on 7 out of the 13 units in this part of the development have been reserved in phase 5A. The project has full planning consent under planning reference Z/2012/1279/F; LA04/2017/0923/F and LA04/2018/3244/F for the construction of 108 dwellings (a mix of detached, semi-detached and bungalows). Phases 5A, 5B and 6 will consist of 31 dwellings.
