Project Presentation Our newest development project “Habichergasse 47” is centrally located in in Ottakring, Vienna. The current building consist of a 3-story turn-of-the-century house split into a main and side building. The building will undergo a transformation that includes a complete renovation of the façade, upgrading the apartments, and creating rooftop apartments spanning over two stories. The individual floor plans of the apartments are well thought out and will range from 50m² to 90m². In total, there will be 12 modern and exclusive apartments for quality-conscious and urban buyers. The lot was purchased in Summer 2017. In the meantime, most of the planning activities have been completed and preparation for the building process is under way. Start of construction is set for Fall 2017. The completion is scheduled for Winter 2019. The sales process will also begin in Winter 2017. Deal Highlights Vienna – a Metropolis on the blue Danube For years Vienna has been on top of international city rankings for its high livability. Due to Vienna’s great mix of culture, affordability, cleanliness, public transport, and other aspects it has been awarded “Quality of Living 2017” by the international consulting firm Mercer Consulting for many years in a row now. In comparison to other top cities Vienna has a fairly low cost of living. Experienced real estate developer STH Living has purchased, renovated and sold real estate for more than 10 years. Under supervision of manager Stefan Hadrbolec the company is active in Vienna and its surroundings. In addition, STH Living has built up a portfolio of more than 30 units. High potential upside The building was purchased below the market price. There is good probability of a potential upside. In the calculations, the average price per m² is € 4,050, which corresponds to a conservative valuation approach. Apartments in the 16th district of Vienna are currently sold at an average price of € 4,200 per m2. This goes to show that the price assumptions in the project calculations are rather conservative and that there is a fair possibility of higher sales prices. Easy sales through efficient floor plans Vienna grows and so does Ottakring. Last year 1,500 moved to this neighborhood. Additionally, demographics changes in the past years have created many single households, accounting for almost 50% of all households. These developments lead to increased demand in affordable housing. In our newest project “Habichergasse 47” all apartments will range from 50m² to 90m² and will cost on average € 4,050 per m². High return – yearly distribution Investors will receive a return of 7% per year based on a yearly distribution. At the end of the term the investors will receive their invested capital.
