Rendity is a platform for real estate investments based in Austria, that mainly operates with real estate developers in Europe. The platform was established in 2014. Rendity complies with strict information obligations according to the Small Investor Protection Act or rather an Alternative Financing Act (“AltFG”) and is an authorized financial advisor. Presently, more than a thousand of registered investors have benefited from Rendity and approximately 2,000,000 of loans in real estate area have been already funded through Rendity. The interest rates are not so high according to the market of real estate crowdfunding investments. As they say, their estimated annual returns are up to 7% and depend on the investment style that you are going to take.

Rendity does not provide an Auto-Invest Tool, but this is not a problem as the volume of operations is still low and there are few projects to manage. For this reason, investors can compile their own portfolio from different real estate projects without any issues.
Unfortunately, the platform does not have a secondary market on their webpage, where investors could manage their investments. But, at the same time, Rendity offers investors an opportunity to resell their loans on rental properties after 24 months.
Rendity is open for any person who is 18 years or older, has a European bank account is eligible to make investments on the platform. Companies can also invest if they have a bank account within the European Union. Once you make a registration, you can deposit and withdraw your funds via bank transfer.
The first step as always is open an investment account on the platform. Rendity makes the process as simple as possible. To open an account, you need to present your email address, phone number, physical address and identification documents (ID card, Passport). After making the first step (registration form), the second step will be to confirm your email address, the verification email is sent immediately after completing all your data. The third step requires you to upload your identification documents. Note that you can skip this step, but in order to make an investment on Rendity, you have to do it in one day. After following all these steps, your account is ready. You just need to put money on your account via bank transfer or by your credit card. Usually, banks need from 1 to 3 days to transfer the funds (depends on the bank and country).
After confirming your account, you immediately have access to all the projects that are open for funding. Moreover, once you make the full verification and open your investor wallet, the site will display the current projects, projects that are coming soon and the past successful projects. The site is pretty easy in using, for example, to make your first investment, you just need to click on the “investments” button on the top of the page and you will see all the projects that are currently open. Note that the minimum amount to be an investment is equal to 1000 Euros and Investor have to manage his investments manually, because the platform does not offer an auto-invest feature.

Crowdinvesting is the practice of raising capital through the internet from a large number of people. This way of raising capital has been established for the funding of companies worldwide, and also allows anyone to invest in real estate.
Due to legal constraints Crowdinvesting platforms in Austria may only offer investments via subordinated loans. In the event of default subordinated loans will only be paid back if there are sufficient funds to cover any senior debt such as bank loans.

Rendity Income - Regular additonal income through rental income
Tenants regularly pay their rent for the use of living space or commercial space. Basically, the ratio between rental income and purchase price of a property determines its return. The aim of Rendity Income is to generate stable rental income for investors. For this reason, real estate in central locations with low probability of default and long-term tenants are selected and offered to investors in the form of crowdinvesting as an investment opportunity including yield interest deposit as collateral.
Rendity Growth- Grow your wealth with superior returns
Investors and investors can participate in real estate projects with Rendity in the form of crowdinvesting. For development projects, which means real estate projects that are still under construction, we pay particular attention to the examination of the real estate developer. The focus lies on the experience of the development team as well as their professional training and jointly executed reference projects.
