EstateGuru overview

EstateGuru is a real estate crowdfunding platform based in Estonia, that mainly funds property loans to businesses. As such, all the loans on the platform always come with a property as a guarantee, which makes it very safe for the investors. Their projects yield around 11% for the duration of one year or more. To have a better picture of EstateGuru analysis and their investment opportunities, note that the most of their projects are located in Estonia, Latvia, and Lithuania, but the platform is continuously growing and they plan to expand the UK and Portugal in the nearest future.

The Interest Rates

The Interest Rates are good, but usually, they are lower than those offer by their main competitors. EstateGuru lists a lot of different projects with large amounts, sometimes more than 200.000 euros. As they say, their estimated annual returns are up to 10-11 % and depend on the type of p2p investing that you are going to take.

Loans Characteristics

The duration of their projects is usually more than 1 year. Those offers are mainly located in the real estate field. Moreover, the minimal investment which you can make is 50 euros. EstaGuru operates on its platform in Euro currency.

Reporting

EstateGuru’s reporting tool is complete and well designed. Also, you can export whatever amount of information from your account as CSV, PDF or Excel files. Thanks to the reporting tool, you can analyze, for example, your account, portfolio, market and etc.

EstateGuru BuyBack Guarantee

Unfortunately, EstateGuru does not provide the buyback guarantee for its investors and there is no security agent in case of a default project. However, EstateGuru‘s website lists a long string of successfully repaid projects and their default rate is extremely low.

EstateGuru has just changed the design of their brand and now they have a completely new logo and new colors on their web. The webpage is a good design, modern and comfortable in using. The EstateGuru operates in five different languages: English, Estonian, Latvian, German, Italian.

Auto-Invest Feature

EstateGuru’s auto-invest feature is available for their clients. It means that investor doesn’t need to spend his time on analyzing the offers and choose loans manually. For some reason, if you choose to invest less than €250 per loan, you don’t have access to detailed criteria of risk management. In fact, you can only choose the maximum loan duration. Otherwise, you will be able to use many criteria including interest rate, LTV, loan type, and loan security type.

EstateGuru how it works and who can invest?

EstateGuru is open for any person who is 18 years or older, has a bank account any of the EEA member states or Switzerland in order to lend through EstateGuru. Moreover, EstateGuru has to perform certain “know your customer” checks before investors can start investing in EstateGuru.

How do you start investing? (Opening an Account)

Opening an account on EstateGuru is extremely easy. The process is rather quick, in spite of the additional “know your customer” checks. The first step as always is to provide basic information in a registration form. The second step is to take a selfie using a webcam in order to verify your profile. The third step requires you to upload your identification documents. The process of checking the documents usually takes a few hours. Note that according to the EstateGuru comments, this process in some cases could take a few days.

Making the First Investment

Once your account is created, you can actually add money to your EstateGuru account. Your funds will be available on your investor’s account in a period of 1 to 3 working days ( transfer period depends on the bank and country). We can now actually browse deals that are available on the platform. Note that for all loans, the property is, of course, coming as a guarantee in case the borrower wouldn't pay back. The interests rates on the platform are usually around 11%. You can also dive deeper into each loan and get a lot of details concerning the loan. For some of them, you can even get drone footage of the properties. You can also find information about the borrower, and the exact loan repayment calendar.

Should you invest?

EstateGuru has tons of good review about their platform and a huge list of successful deals. At the same time, EstateGuru does not provide some features such as secondary market or buyback guarantee, which could be useful for its users.
