The principals behind CapitalRise come from top-tier backgrounds in property development, property investment, financial technology, law and finance. The company was initially founded by two principals from Finchatton – a specialist property development company with over £1.2bn of property investment experience – and Uma Rajah, a financial technology specialist. CapitalRise Ltd is an Appointed Representative of Sapia Partners LLP, which is authorised and regulated by the Financial Conduct Authority, registration number 550103. CapitalRise charges developers to raise funds through the platform. As experienced developers themselves, the co-founders have striven to ensure that the service is competitively priced for developers and cheaper than their traditional alternatives. Investors do not pay any fees.

By eliminating the middlemen, CapitalRise enables investors to earn from 8% to 12% per year. CapitalRise was conceived by Alex Michelin and Andrew Dunn, who have spent the last 15 years acquiring, funding, developing and selling over £1.2bn of real estate in the most sought after locations in the UK and globally. During this time, they experienced first-hand how much time and money is wasted by both investors, in trying to get access to great real estate investments, and property entrepreneurs, in trying to raise funding. So they decide to create a solution and in 2015 created CapitalRise. Alex and Andrew were later joined by, CEO and Co-founder Uma Rajah, who is one of the early pioneers of the FinTech sector and brigs a decade of FinTech expertise, having successfully launched, developed and scaled over 9 lending platforms over the last decade.
When you make an investment, you are providing a loan to the borrower that is secured against prime property. Each loan is structured slightly differently, but your investment will either have a first or second legal charge on the property. A first legal charge means CapitalRise investors will be in the first group to reclaim capital in the event of a forced sale of a property. A second legal charge means CapitalRise investors will receive their capital after the first group. We create a new dedicated subsidiary property company of CapitalRise for each investment which ring-fences each loan and investment. This property company provides the loan to the borrower and issues bonds to investors. Being issued bonds by this dedicated company ensures your investment is ring-fenced from other CapitalRise investments. Should a loan in another deal default that will not impact your investment. We will always make it clear on each opportunity where your investment lies.
In case you no longer want to hold an investment until the end of its term, you can use our Bulletin Board to sell your investment to another CapitalRise member and get your money back before the end of the term. When your investment sells, we’ll charge you an admin fee which will be 1.5% of the sale value. There are no fees for buyers. Posting an investment on the Bulletin Board does not guarantee a sale.
Investments are for a fixed period, typically 1-2yrs and the investors’ capital and return is normally repaid at the end. Should investors want to reinvest their funds at this point in an available deal we would enable customers to do this with ease.

We open up prime property opportunities to everyday investors, with great returns. And we provide borrowers with efficient access to funds to develop property. Here’s a bit more information about how it works – and how you can get involved.
1 DEAL SELECTION: We receive numerous applications for loans from property developers. We carefully evaluate each one and select only the best opportunities. Our team analyse these opportunities against over 50 criteria - meaning only the most attractive pass the first stage.
2 CREDIT COMMITTEE: If a deal passes our due diligence process it will be analysed by our credit committee. This consists of highly experienced individuals with a combined experience of more than 100 plus years in the industry.
3 UNDERWRITING: Our borrowers want their loan as soon as possible so they can progress with their project. CapitalRise pre-funds the loan, along with any funding partners, before offering it to investors.
4 INVESTING: Exclusively for members, we post the investment opportunity on our platform. Within the deal room you can review all the relevant documentation and decide whether to invest. It only takes a few minutes.
5 DEAL CLOSURE: We provide regular quarterly updates on the invesment and at the end of the loan term the borrower will repay you, plus your returns.
