We are continuing our strategy of pledge limits until further notice. This allows all lenders the greatest opportunity to successfully pledge and in particular those lenders that have spent valuable time undertaking the necessary due diligence. Pledges will be limited to £2,000 for the first 5 minutes that the project is live. Post 10.05 a.m. pledges greater than £2,000 can be created, or an existing pledge for this project can be increased (subject to availability). This is the re write of an existing loan CrowdProperty wrote in late 2020 for the sum of £115,000. The new loan will be a retained interest loan and will replace the existing loan and lenders in the existing loan will be repaid in full when the new loan starts. This new loan will run for 12 months and lenders will be paid monthly at 7.2% per annum equivalent. The subject property is located within the village of Yenston, Somerset. Templecombe station which has direct links to London Waterloo is 1 mile to the north west of the property. The village is located approximately 12 miles to the north east of Yeovil, 21 miles to south west of Warminster and 32 miles west of Salisbury. The project consists of the extension and refurbishment of a barn to create 1 single dwelling. The property was purchased by the borrower in early 2020. In early 2021 she commenced works and to date has spent around £75,000 in putting in the footings, organising utility upgrades and paying for the design and fabrication of the SIP panels being procured from Swansea. The SIP panels have just started to arrive and will be in place by the end of July.
