This is a single phase raise project where CrowdProperty has agreed a bridging loan facility totaling £805,000. The loan is for a term of up to 12 months paying lenders 8% per annum with lenders receiving interest monthly. The project is situated in Flamstead which has a population of 1,306 (2011). The village is located approximately 5 miles South of Luton, 6 miles North East of Hemel Hempstead and 7 miles North West of St Albans. The village is located within 1 mile of J9 M1 which provides access to nearby cities and towns such as Luton, St Albans and London. The village is served by 3 bus routes which run to and from local towns such as Luton, Dunstable, St Albans and Markyate. The area benefits from various schools, local shops and supermarkets located in Harpenden. The existing property is accessed via a driveway located between two properties situated on Trowley Hill Road, a residential area. The site was previously used as a builders' yard and the storage and distribution of a wide range of materials such as, sand and hardcore and other related goods. The plot measures approximately 0.675 acres. The project has the benefit of planning permission for the redevelopment of site to provide 6 no. dwellings with associated parking, landscaping and hardstanding under the planning reference 19/02993/FUL from Dacorum Borough Council. The borrower will discharge the pre-commencements on this permission and prepare for an immediate start on site before he transfers onto a development loan.
