Due to product demand, and as a result of lender feedback, we have reintroduced a pledge limit for this project, on a trial basis. This is to give those that take valuable time to perform necessary due diligence the greatest opportunity to successfully pledge at 10 a.m. Pledges will be limited to £5,000 for the first 5 minutes that the project is live. Post 10.05 a.m pledges greater than £5,000 can be created, or an existing pledge for this project can be increased (subject to availability). This project is a development loan for the new-build development of 4 residential units. The project has started under an existing development loan from CrowdProperty but was delayed over the last year, partly due to the pandemic, but also delays with the planning authority. The borrower is ready to restart on site and this loan will provide the extra time needed and remaining construction funding to complete the project. Whilst waiting to restart the borrower has also submitted planning for a further unit in the ground that forms our security and whilst this value has not been assessed in the updated RICS valuation it does provide further coverage for the loan. The site is situated on the outskirts of Leece, a small village located to the South of the Lake District and more directly between Barrow in Furness and Ulverston, Cumbria. Barrow in Furness has a population of 69,087 (2011); the site is situated just 3 miles to the East enabling the residents of Leece access to the town's amenities including Furness General Hospital, Roose train Station, Roose School as well as sports clubs and local shops. The site is located just 1.9 miles North of the coast and 10 miles South of the Lake District National Park. Key employers in the region include BAE Systems, Cumbria County Council, GlaxoSmithKline and Kimberly Clark. The property has detailed planning consent, planning ref: SL/2018/00884 from South Lakeland District Council for the erection of four dwellings. The property comprises the site of a former public house which was demolished in preparation for the proposed development. The borrower intends to sell the units upon completion.
